A Real Estate Agent
After several years of working in healthcare and then as a logistician in the U.S. Army, I am switching gears and changing my career path. Real estate has always been a career I have wanted to pursue, but I was nervous about that next step. After buying my first home, I realized real estate is my dream. For this new career path, I want to become a real estate agent and work toward my ultimate goal of becoming a real estate brokerage owner and operator.
Why start your career as a real estate agent? There are four great reasons why you should work as an agent. You work for yourself, no office is necessary, your job is recession-proof, and the income potential is limitless (Community, W. C., 2018). As a real estate agent, there are many characteristics that you should possess to become a successful agent. You need to be a
self-starter, a self-motivator, hard worker; you need to know who you are, be a competent worker, enjoy solving problems, work with different types of people, be a good listener, be emotionally stable and mature, know your product, be convinced of the value of your products, understand the territory, be flexible, and have to persevere (Edwards, 2006). While it is not necessary to possess all of these traits, having a few and being capable of adapting to change will help you succeed.
Before becoming a real estate agent, you should look up the licensure requirements for your state or the state in which you plan to work. Each state is different and but for the most part, requires the same process. For example, to become a real estate agent in Indiana, you must go through the following procedure: complete a 90-hour real estate pre-licensing course, complete a background check, pass the state test, be sponsored by an active, licensed real estate managing broker, take the Indiana broker licensing exam, and then complete 30 hours post-licensing course within two years and then every three years complete 12 hours of continuing education (the shop).
Once you become a licensed real estate agent, you must research what firms you would like to work for. It would be best if you found a firm that makes you feel comfortable and that you enjoy working there. While you are at your job interview, you should be interviewing to get your questions answered. While finding a firm, choose one that has an excellent reputation because their reputation will follow you. In real estate, your reputation will make you successful or hurt you. Your reputation means everything in real estate because you will compete against many other agents.
As a real estate agent, you are licensed to help sellers sell, and buyers buy real estate. They are generally permitted to operate, negotiate and arrange sales under the supervision of a real estate broker (Kimmons, 2019). You may sell or list different properties, such as residential, commercial, land, or industrial (Amadeo, 2019). You may sell or list all of these types of properties, or you may specialize in one or two. Some agents don’t sell or list specific properties because they know little about them. I strongly urge you to ask questions and take classes on the properties you aren’t sure about because knowledge is power and the key to success.
As my short-term goal of becoming a real estate agent, my income potential is limitless. My income will depend on how much time I put into my career and selling properties. Starting, I want to only work as a real estate agent part-time. This will give me time to adjust to my new job and to get my feet in the door. I plan on learning all I can and getting familiar with all the rules and laws of real estate in Indiana. I plan to start my career by listing and selling residential properties and then go on and add another type of property. Focusing on one type of property at a time will give me time to study and learn what I need to do for that type of property before going on and adding the next class. I want to work for a firm that has an excellent reputation and provides training for its agents. This firm in my town is small, friendly, and family oriented. They do a lot for the community, and their reputation is excellent. Every time you walk into their office, they make you feel welcome, and they will stop what they are doing and assist you with whatever you need. Eventually, I want to work full-time and possibly land a management position. This will give me the time and knowledge I need to fulfil my ultimate long-term goal.
Once I feel comfortable and knowledgeable, my ultimate goal is own a business where my husband and I flip houses and sell them. After years of watching shows on HGTV and then buying my own home, I realized that this is something that I can see myself enjoying and being happy, knowing that I am helping others. I want to start in neighbourhoods that need makeovers and fix the homes to make them affordable and livable. Since I am a veteran, it would be great to put a program together to help other veterans to be able to afford their first homes, even if they can’t get approved by a lender. If they can’t get approved, they could rent-to-own. Rent to own isn’t very common in this part of Indiana. Also, I want to help clients who may not have much income. Therefore, choosing my flips wisely and location is critical because I want to make them affordable for everyone. This is a great way to give back to the community while fixing the neighbourhoods where they used to be. Many relatives on both sides of our families have carpenter skills, electrician skills, plumbing skills, etc., to help out.
Although this is my ultimate goal, there are some negatives and positives to this goal. While owning your own business can be scary because you never know if the market will crash. You may lose money because a house does not sell as fast as you need, or you can’t get what you want out of it. When having your own family, the last thing you want is a financial burden, but you must be willing to take risks in this type of business. The positive to this is that even if the market crashes, a company may slow down, but there will always be a client somewhere who wants to purchase a home. Therefore, we will need to choose wisely the houses that we plan to flip and design to the needs of today’s society, but in an affordable way.
As we start our business and even after that, we will play an active part in the community. We will do fundraisers to give back and donate to charity as much as possible. Another great way to get our names out there and an excellent reputation will be by doing community service and finding different ways to stay active in the community while giving back. Some businesses, especially in real estate, tend to go bankrupt and close their doors because they lose money and can’t keep up with the growing society. I have seen businesses flip houses and then call it quits because they can’t stay within the budget or they fix up a home that makes it way too expensive for the neighbourhood. You must know what your buyers are looking for and still be able to keep the budget affordable for that neighbourhood.
Having a career in real estate can be very rewarding. You will meet different types of clients and have challenging situations that you may find yourself in. Your goal is to not give up and ask for help when needed. Real estate is what you make out of it. You must always stay professional and provide your clients with the support they need. The more knowledgeable you are, the more likely you are to become successful. You will have challenges that you may face, especially in real estate, but keep focused and do everything in your power to achieve your goals. Therefore, I will start as a real estate agent and work until I can withdraw my own business and give back to the community.
